New listings and price reductions include properties in Ocean Hammock, Hammock Dunes, Hammock Beach, Cinnamon Beach, Saltwater Canals, Ocean View properties, Pine Lakes, Cypress Knoll, Palm Harbor, Canopy Walk, Tidelands, and Grand Haven
This Palm Coast Real Estate market report includes 15 new listings, 20 price reductions, and just 10 solds, 5 Properties that were pending and under contract and fell through came back on the market for sale.
The Palm Coast Properties that Caught My Eye Today
Three properties caught my attention today. The first one is a newly listed by Trademark Realty Group and shared through the Flagler County MLS IDX agreement. The home is Bank Owned, Saltwater Canal Home featuring 3 bedrooms, 2.5 bathrooms, 1654 living square feet and is located in Section 4 on a 70 X 125 Waterfront lot.
This Saltwater Canal Home just listed for $179,900 last sold according to the Flagler County Tax Records for $360,000 in 2005. This is another interesting saltwater canal property that I do not think will stay on the market long.
The second property that caught my eye today is a 2 Bedroom, 2 Bath, condo with 1570 living square feet in Yacht Harbor Marina. This property is listed with Coldwell Banker and shared through the Flagler County MLS IDX agreement. and was under contract and just came back on the market….not sure why the property did not close, but it may be an excellent opportunity for a new buyer to check out. Working with a Certified Distressed Property Expert when buying or selling short sales and bank owned properties is highly recommended. With a current listing price of $249,000 this should be an interesting one…the last recorded sale of this property according to the Flagler County Tax Records was…wait for it…ummm…wow…$780,000 in 2006.
The third property that peaked my interest today is another attractively priced Saltwater Canal Home that is located in the desirable Section 4 area of the Palm Coast Canals. Listed by Adams Cameron and shared through the Flagler County MLS IDX agreement… this waterfront home features 3 Bedrooms, 2 Bathrooms and 2067 living square feet…putting it at under $100 per square foot.
The property was just price reduced $25,000 to $199,900 from $224,900. The last recorded sale of this home was back in 1985…long before the run up in house values, so this home is NOT a SHORT SALE…which is very rare in this price range for a true saltwater canal home in Palm Coast. It is worth checking out.
