The most surprising # exposed in the above data for the month of April was the huge discrepancy between the Sale Price of the homes in Grand Haven and the Original List Price.
Based upon this data…houses in Grand Haven sold for almost 41% of what they were originally listed for. What does this tell us….that many sellers are finally getting informed of what the true value of their homes are and are price reducing their homes in order to get them sold and be inline with buyer’s expectations of value.
It is also very telling that even after the price reductions, the home are selling for an average of about 27% below the final asking price….WOW!!! This shows that although maybe sellers are finally starting to understand that prices are still falling, they are still not as realistic as they should be.
