Holy Kow!!! OK…today I am going to focus on Canopy Walk again. Just when we thought prices were stabilizing and many of the distressed sales had already cleared out of the Canopy Walk Condominium Community…up pop some Intracoastal Front Condo listings that just make your jaw drop. Take a look at these Intracoastal Front Canopy Walk Deals. Keep in mind that in 2004-2006, during the height of the Palm Coast Real Estate Market…these same units were selling for over $450,000

Top Three Most Expensive Condo Sales in Palm Coast, Florida July 2010

Palm Coast and Flagler County, Florida has had 27 condominium sales in July, 2010. Only 1 of the condos sold in July 2010 was over $500K. Here are the top 3 most expensive Palm Coast Condo sales for the Month of July
What I would like to point out, is the low sales prices for what is considered luxury properties in Palm Coast. These were the three highest priced condos sold this month. This is a great way of showing how far your money goes in Palm Coast Real Estate.

The Three Most Expensive Palm Coast Condo Sales
20 PORTO MAR #401 Palm Coast, FL 32137
Hammock Dunes ~ This Gorgeous Luxury Condo was not a short sale or bank owned property. Offered at an original asking price of $775,000 back in March of 2009….it finally just closed sale at $610,000. Featuring 4 Bedrooms, 3.5 Bathrooms and 2950 living square feet. The condo is newer as it was built in 2004 and has views of the Ocean. The previously recorded sale of this property at a sale price of $899,000 in 2004 at the height of the Palm Coast Real Estate market. From looking at other similar condos that are currently for sale in the Savona @ Hammock Dunes, it is my opinion that other sellers will need to be more realistic about the listing prices of their condos if they want to get them sold. Because this sale was not considered a “distressed sale” it will most likely show up as a comparable on an appraisers radar in Hammock Dunes.

Hammock Dunes~ This just sold condo is located in the Portofino Building @ Hammock Dunes
The condo has 3 Bedrooms, 3 Bathrooms and 2390 living square feet. The condo was built in 2003 and has a view of the Atlantic Ocean. Listed in November of 2009 for $699,000… the final sales price was further discounted to $435,000. The previous sale recorded in 2003 was for $799,000 This condo was also not sold as a short sale or bank owned foreclosure so will most likely be used as an appraiser’s comparable going forward. The current working assessed value for tax year 2010 is $527,000.

Hammock Beach ~ This just sold condo is located in Hammock Beach with a view of the Atlantic Ocean.
This condo featured 3 bedrooms, 3 bathrooms and 1435 living square feet. It was built in 2003 and was originally listed for $525,000 in August of 2009 and just closed sale for $410,000. The condo was not listed as a short sale or a bank foreclosure, The last recorded sale for the property was for $364,900 in 2003 and the current working assessed value for 2010 is $334,900. Condos in Hammock Beach are currently listed for sale between $89,000 and $2,399,000. There have been a total of 16 Hammock Beach Condos sold so far this year with the highest priced sale being $1,000,000 and the lowest priced sale was $100,000. The median price per square foot sales of Hammock Beach Condos in 2010 is $232.
